DescriptionCRE Credit Available - This course focuses on pitfalls to avoid during the construction process, after construction has started, and more importantly, special issues of concern during the warranty period. The warranty period is a critical time to document and address issues with most major systems including the roof system, window system, heating ventilation and air conditioning system (HVAC) and grading on the project site. This course will help you understand their responsibilities to report defects, address construction delays, and possible solutions to repair and remedy warranty issues. It will also address available warranty remedies beyond the one-year warranty.

Property Insurance Claims Update

Credit Course: The course will discuss the process for submitting a property damage claim to an insurance company. The course covers the key provisions of the typical property damage policy that provide coverage in counties, municipalities and other governmental bodies as well as the  provisions usually relied upon by the insurance company to avoid or limit the payment of claims. The course also covers the various steps in the claims process and will provide advice on how to respond to defenses raised by the insurance company. Finally, the course will discuss the various causes of action for legal claims and remedies that a policyholder has in the event they are forced to pursue litigation to recover for an underpayment or wrongful denial of a claim. Increasing CRE Value with Cost Segregation

Cost segregation is an Internal Revenue Service-compliant method to decrease your property's income tax liability, increase your property's cash flow, and significantly enhance property's after-tax internal rate of return (IRR).This session will illustrate the step-by-step process for adding value to your commercial real estate, including buildings, renovations, and leasehold improvements. You'll learn how to identify a real property's personal components and its land improvements as defined under the federal tax code, how it accelerates depreciation expense deductions and allows you to take them earlier in the holding period, and the benefits of cost segregation over the straight-line cost recovery method. Highlights include:

  • How a cost segregation study will substantially reduce income tax liability in the early years of property ownership.

  • How bonus depreciation can be used to eliminate a property's income tax liability in the first year of ownership.

  • How net operating losses can be carried back to capture income taxes paid in prior years.

  • How a cost segregation study increases a property's cash flow and increases its IRR.
